Millstone Suffolk is roughly 82 acres just west of the U.S. Route 13 corridor in the City of Suffolk. This property was approved for residential building lots in 2006; however, the property was not developed due to market conditions. At that time, it was developed in conjunction with the adjacent land, but neither site was developed beyond administrative approval.
The Millstone development, a venture by adjacent landowners, was approved for around 166 lots, of which 106 are associated with the subject property. In 2006, the sites were approved to be 15,000 square feet in size. The O-I zoned land at the southeast corner was to be utlized as greenspace, but could be used for office or self-storage as the O-I land could not be utilized for housing units as it was within an FAA zone.
Since that time, the airport to the southeast has ceased operations and the site is not within the FAA zone precluding residential development. The adjacent landowner recently sought and obtained approval for a residential subdivision with smaller lots. Improving economic conditions have stimulated the economy and this property is waiting to be developed.

There will be a 10% buyer's premium applied to the hammer price to reflect the total consideration. Deposit of 10% of total due by wire immediately at the close of auction, and remaining balance to close within 30 days. Failure to close within this time period may result in breach of contract resulting forfeiture of deposit.
